📊 Winnipeg Real Estate Market – August 2025 Update

Sales are up, inventory is tight, and the market is heating up

It’s been a busy summer across Winnipeg and beyond — and July’s numbers confirm it.

Compared to this time last year, we saw more homes selling, higher prices, and fewer listings to choose from. Whether you're watching the city market or checking out cottage country, there's movement everywhere. Here’s what’s happening:

Overall MLS® Market: Demand Outpaces Supply

  • 1,620 sales across all property types (up 9% from July 2024)

  • Total volume: $646M (up 12%)

  • Active listings: 3,678 (down 12%)

Detached homes are leading the pack, with:

  • 1,131 sales (up 9%)

  • Average price: $443,635 (up 2%)

  • Listings down 16%

Condo activity is strong too:

  • 238 sales (up 12%)

  • Average price: $284,845 (about even with last year)

💬 “Sales are not only up over last year — they’re also above the 5-year average,” said Michael Froese, President of the Winnipeg Regional Real Estate Board. “It was a record-breaking July in terms of dollar volume.”

  • 9,374 total MLS® sales (up 7%)

  • Total dollar volume: $3.7B+ (up 13%)

  • Listings down 1%

Detached homes:

  • 6,399 sales (up 6%)

  • Average price: $457,667 (up 8%)

Condos:

  • 1,367 sales (up 3%)

  • Average price: $281,427 (up 1%)

More people are buying outside of Winnipeg, and some of those communities are seeing major growth — especially Oakbank and Steinbach.

🏖️ Mid-Summer in Lake Country

August tends to be the busiest time of year in cottage country, and five lake regions in particular are seeing strong action: Lac du Bonnet, Lake Manitoba (East Side), Lake Winnipeg (East & West), and Winnipeg River.

Here’s how they’ve performed in the first half of 2025:

🌲 Lac du Bonnet

  • Sales: 68 (up 8% from 2024)

  • Average Price: $318,732 (up 11%)

🛶 Lake Manitoba – East Side

  • Sales: 73 (up 4%)

  • Average Price: $173,721 (up 14%)

🏡 Lake Winnipeg – East Side

  • Sales: 83 (down 3%)

  • Average Price: $271,371 (up 27%)

🚤 Lake Winnipeg – West Side

  • Sales: 150 (up 1%)

  • Average Price: $253,920 (up 6%)

🌊 Winnipeg River

  • Sales: 13 (flat)

  • Average Price: $143,454 (down 28%)

Top neighbourhoods for detached home sales:

  • In Winnipeg: River Heights and Charleswood

  • Outside Winnipeg: Morden/Winkler and Steinbach

Top price brackets for detached homes:

  • $400K–$499K: 268 sales (24% of all sales)

  • $300K–$399K: 249 sales (22% of all sales)

Luxury sales:

  • 20 homes sold at $1M+

  • Highest sale: just under $3M

Top condo locations:

  • Winnipeg: Osborne Village and Linden Woods

  • Outside city: Steinbach and Niverville/Ritchot

Most popular condo price ranges:

  • $100K–$199K: 79 sales (33% of all condo sales)

  • $200K–$299K: 71 sales (30% of all condo sales)

📌 Residential Attached Homes

This segment also saw solid gains:

  • 114 sales (up 13%)

  • Average price: $374,496 (down 6%)

In Winnipeg:

  • 79 sales

  • Average price: $388,267 (up 12%)

Outside Winnipeg:

  • 35 sales

  • Average price: $343,413

Final Thoughts

Buyers are still buying — especially when a home is priced right and shows well. Inventory is lower than usual, so if you're thinking about making a move, this market could work in your favour.
