It’s been a busy summer across Winnipeg and beyond — and July’s numbers confirm it.
Compared to this time last year, we saw more homes selling, higher prices, and fewer listings to choose from. Whether you're watching the city market or checking out cottage country, there's movement everywhere. Here’s what’s happening:
Overall MLS® Market: Demand Outpaces Supply
1,620 sales across all property types (up 9% from July 2024)
Total volume: $646M (up 12%)
Active listings: 3,678 (down 12%)
Detached homes are leading the pack, with:
1,131 sales (up 9%)
Average price: $443,635 (up 2%)
Listings down 16%
Condo activity is strong too:
238 sales (up 12%)
Average price: $284,845 (about even with last year)
💬 “Sales are not only up over last year — they’re also above the 5-year average,” said Michael Froese, President of the Winnipeg Regional Real Estate Board. “It was a record-breaking July in terms of dollar volume.”

More people are buying outside of Winnipeg, and some of those communities are seeing major growth — especially Oakbank and Steinbach.
